How Often Should You Get Your Roof Inspected?

December 1, 2022

A roof is an integral part of any home. Therefore, you should have someone inspect your roof if you are a homeowner. However, you may not be sure when the best time is to do so. These are common questions regarding roof inspection, how frequently you should have them, and what to expect when you get one.

When Should I Get My Roof Inspected?

Most people don’t pay very much attention to their roofs, but they are crucial parts of any home. They protect you and your family from elements such as rain, sleet, snow, etc. Good roofs also ensure that everyone inside the house stays warm in the harsh winter and cool in the sweltering summer.

Some people prefer to have their roofs inspected once each year. However, the National Roofing Contractors Association says homeowners should consider having them inspected twice each year. Doing it twice will ensure that the roof doesn’t have any issues that will cause trouble for residents when the seasons change.

What Do They Look for During Roof Inspections?

A roof inspection will involve a variety of checks and reviews. The person performing the inspection will look at the roof’s general structure and any stairs or doors that provide access to it. Vents, roof penetrations, and chimneys will also be a part of the inspection. The inspector will also go over the gutters and downspouts during the inspection.

You can think of a roof inspection as a three-part process. The first part of the inspector’s process is the visual inspection. The person inspecting the roof will look at the decking material, insulation, and membrane. They will look for typical issues such as installation errors, inappropriate materials, etc.

The second part of the roof analysis procedure is leak analysis, where the individual will look for leaks and identify their primary cause. This information will go onto a report you can read and decide how you want to rectify the issues.

This part of the process may also include a thermal test to gauge the extent of the water intrusion. The results from that test will also go into the report. It will also give you an idea of how quickly you need to solve roofing issues.

What To Do if Something Goes Wrong During a Roof Inspection

You’ll receive a report and a consultation with the roof inspector. At that point, you can decide how to handle the problem they present. You can choose a roofing specialist you know and trust and have that person perform the necessary repairs. Alternatively, you can ask the roofing inspector to recommend someone to provide those services to you.

The person who inspects your roof might also specialize in roofing repairs. Therefore, you can ask that person if they can help you with the repairs you need. It’s best to get someone to start working on the roof fixing work immediately so that you will have a well-protected home in the harshest seasons.
